Atlas Underlayment & Deck Repair: The San Antonio Owner’s Guide
We stock and install Atlas-compatible underlayment and perform deck repair throughout San Antonio, with most jobs running between $450 and $1,800 installed depending on how much of the deck has deteriorated and which Atlas underlayment line your roof was built with. We keep common Atlas accessories on the truck, so many repairs happen in a single visit. The way most San Antonio homeowners find out their underlayment or deck has failed is a leak that shows up on the bedroom ceiling during a Hill Country downpour, or a soft, spongy spot they feel underfoot while checking the roof after a hailstorm. By then, the problem has usually been building for months.
Erik Lindgren and our crew have repaired enough Atlas roofs across San Antonio to know that this part fails quietly. Here’s what you need to know to get it fixed right the first time.
Which Atlas Models This Applies To
Atlas makes several underlayment lines, and they are not interchangeable. If your roof was built with Atlas shingles, the deck and underlayment are likely either Atlas Summit synthetic underlayment, Atlas WeatherMaster felt, or an older Atlas decking system. The underlayment sits between the wood deck and your shingles, so identifying what’s up there usually happens once a section of shingles is lifted or after storm damage exposes a corner.
Here’s the compatibility gotcha most San Antonio homeowners hit: Atlas Summit 60 and Summit Pro are different weights of synthetic underlayment, and if a previous repair used the wrong one, you’ll see premature wear at the seams within a few Texas summers. The 60-weight is rated for standard slopes; the Pro handles steeper pitches and longer exposure windows. We match your replacement to what was originally specified, not just what’s cheapest to hand you. If the deck itself is the problem, the species and thickness matter too: most San Antonio roofs built in the last 20 years use 7/16-inch OSB or 1/2-inch CDX plywood, and Atlas installation specs assume a dry, structurally sound deck. We verify that before anything gets nailed down.

Signs Your Atlas Underlayment & Deck Repair Is Failing
- Water stains on ceilings or walls after hard rain. This is the classic first signal. By the time water shows up inside, it has worked through the shingles, the underlayment, and usually a soft spot in the deck. The leak you see is never directly above the roof penetration; water travels along the deck seams.
- Spongy or bouncy spots when walking the roof. Texas heat and trapped moisture rot decking from the underside. If a section of roof feels like a trampoline underfoot, the deck sheathing has lost its structural rating and needs replacement before new underlayment can go down.
- Granules from your Atlas shingles collecting in the gutters, with exposed underlayment showing through. Once the shingle wear layer is gone, UV breaks down synthetic underlayment surprisingly fast in San Antonio’s sun. Atlas Summit holds up better than felt, but it still degrades when left exposed for months.
- Curling or buckling shingle lines visible from the ground. This usually means moisture is trapped between the shingles and the underlayment, often because the original underlayment was installed over a damp deck. The deck swells, the fasteners loosen, and the shingle lines ripple.
- Mold or musty smell in the attic. Saturated underlayment allows moisture into the attic space over time. In San Antonio’s humidity, that turns into mildew on the underside of the deck quickly. If you smell it, the deck likely has rot starting even if the shingles look fine from the street.

AfterReplacement Cost & What’s Included
In San Antonio, underlayment and deck repair pricing works out like this for a typical residential repair:
- Underlayment replacement only (100 – 300 sq ft section): $450 – $900 installed
- Deck sheathing patch (one 4×8 sheet area): $350 – $600 installed
- Deck replacement plus Atlas underlayment (200 – 400 sq ft): $1,200 – $1,800 installed
What drives most of the range is how much deck has rotted once we open the roof. That’s why you’ll get a written price from Erik Lindgren before we start, not a vague hourly figure. If we open the roof and find deck damage that was hidden from the attic, you’ll know exactly what changed, why, and the new number before anyone picks up a nail gun. No surprise charges at the end. The work is covered by our 365-Day Done Right Promise: if it’s not right, Birchbark makes it right.
DIY or Call Us?
There are a few things a homeowner in San Antonio can safely check: look in the attic for water marks on the deck, check the gutters for granule buildup, and walk the perimeter of the roof only if it’s a low-slope section with safe access. That’s it.
Repairing underlayment or decking is not a safe DIY job. You’re working at height, on a surface that may already be structurally compromised, removing shingles without damaging the surrounding roof. That’s how we see homeowners end up with a larger roof replacement than they started with. If the dog needs to stay inside while we’re working, we’ll coordinate door schedules with you, and we use pet-safe products where there’s a choice. Call (903) 354-7802 and we’ll come take a look. The estimate is free.
FAQs
Atlas Summit synthetic underlayment is rated to last the life of the shingle above it, which in San Antonio typically means 15 to 20 years before the shingles themselves need replacing. The underlayment’s real enemy in our climate is prolonged UV exposure after storm damage strips shingles away, not age alone.
Small tears and punctures can sometimes be patched if the surrounding material is still bonded and the deck below is dry, but most San Antonio repairs we see involve enough seam separation and UV damage that a full section replacement is the smarter fix. We’ll show you photos of what we found before recommending anything. Call (903) 354-7802 for an honest assessment and a written quote.
Most single-section repairs take one full day for our crew, plus a second morning if the deck damage involves replacing multiple sheets. You’ll know the timeline in writing before we start, and we protect the floors and hallway with shoe covers and drop cloths on every visit.
We keep Atlas Summit 60 and common deck patch materials stocked on our trucks in San Antonio, so most repairs happen the same day. If your roof calls for a specialty Atlas product we don’t have on hand, we’ll have it from our local supply house within a day or two. We also work with GAF, Owens Corning, and CertainTeed materials when the job calls for them.
If your Atlas roof is leaking or the deck feels soft, don’t wait for the next storm. Call (903) 354-7802 and we’ll schedule a free estimate. A written price and a straight answer – that’s where we start.
