Tamko Roof Replacement in San Antonio: What to Know First

Tamko roof replacement in San Antonio typically runs between $11,500 and $22,000 for a full asphalt shingle roof on a 1,800 to 2,600 square foot home, depending on the Tamko line you choose and the condition of your decking. Most full replacements take two to four days from tear-off to final cleanup. We’re an independent Tamko service provider, not a factory-authorized dealer, which means we give you straight answers about which Tamko products make sense for a Texas climate and which ones you may be overpaying for.

This page is written specifically for San Antonio homeowners who already have Tamko shingles and want to know what replacement actually involves, what it costs, and what happens to your yard and floors while we work. If you want a written number instead of a ballpark, call (903) 354-7802 and we’ll walk the roof with you.

Erik Lindgren, our owner, has been working San Antonio roofs long enough to know that Tamko jobs come with their own set of questions. He’d rather you understand the full picture before a single shingle comes off, because a written price and a straight answer, that’s where we start.

How Tamko Products Fail, and How We Fix Them

  • Heritage series granule loss on west-facing slopes. The Tamko Heritage line, especially the older Heritage 30, tends to shed granules faster on slopes that catch the full San Antonio afternoon sun. Granule loss exposes the asphalt mat to UV, which accelerates cracking. When we see this, the fix is rarely a patch. We quote a full replacement, often upgrading to Heritage Premium or the StormShield line if your home sits in a hail corridor.
  • Elite Glass-Seal curling at the eaves. Tamko Elite Glass-Seal shingles have a fiberglass mat that handles heat well, but the eave courses on older San Antonio homes with limited attic ventilation curl upward after years of trapped heat. The curl breaks the seal strip, and wind starts lifting shingles. If we find this, we check your attic ventilation before quoting replacement, because new Tamko shingles over the same bad ventilation will curl again in a decade.
  • Titan XT seal strip failures after high wind. The Titan XT line has a wider nail zone and stronger seal strip, but we still see seal failures along rake edges after the spring windstorms that roll through the Stone Oak area. Once the seal breaks, the shingle acts like a sail. We replace these roofs with Tamko Titan XT again only if the decking and nailing pattern support it. Otherwise, we’ll talk you through a different line that holds better on exposed elevations.
  • Lamarite slate composite delamination around pipe collars. Tamko’s Lamarite slate and shake composites look great on Alamo Heights homes, but the seams around pipe collars and valley flashings delaminate over time as water wicks into the synthetic core. Once delamination starts, the panels swell and crack. Replacing a Lamarite roof means tearing off the old system and sometimes reflashing every penetration. We do it, but the labor runs higher than a standard asphalt replacement.
  • Decking rot under Tamko shingles on low-slope sections. Tamko shingles installed on slopes below 3:12 often trap moisture against the decking, and San Antonio’s humidity plus our heavy spring rains turns that into soft spots. When we tear off a Tamko roof on a low-slope section, we expect to find decking damage. We price decking replacement per sheet in writing, so you know the worst-case number before we start.

Our Tamko Roof Replacement Process

  1. 1
The walk and the written price. We walk the roof, check the decking in the attic where we can, and measure every plane. Then we hand you a written price in dollars before any work starts. No estimate ranges, no change order surprises later.
  2. 2
Materials decision. We go over which Tamko line fits your home, your budget, and your neighborhood’s wind and hail exposure. If a different brand like GAF or CertainTeed would serve you better, we’ll say so and show you the comparison in writing.
  3. 3
Protecting the house before tear-off. Shoe covers at every door, drop cloths through the hallways and stairs, and tarps over landscaping and the driveway. If the dog needs to stay inside, we coordinate the door schedule with you so nobody has a tail underfoot.
  4. 4
Tear-off and decking inspection. We strip the old Tamko shingles, inspect and replace damaged decking per sheet at the pre-agreed price, and install new underlayment and flashing. Pet-safe products are used where there is a choice, because kids and pets live here, not just shingles.
  5. 5
Install, test, and prove the cleanup. We install the new Tamko system, check every seal and flashing, and then take a photo of the completed cleanup before the crew leaves. You see the yard, the driveway, and the roof at the end. If anything is not done right, the 365-Day Done Right Promise covers it. We make it right.

What Tamko Roof Replacement Costs in San Antonio

Here’s what we typically see on Tamko replacement jobs in San Antonio:

  • Heritage 30 or Heritage Premium full replacement: $11,500 to $16,000 for an average two-story home, including tear-off, underlayment, and standard flashing.
  • Titan XT replacement: $13,000 to $18,500, reflecting the heavier shingle and the wider nail zone that takes longer to install correctly.
  • Lamarite composite replacement: $22,000 to $35,000 depending on penetration count and decking condition. Labor is significantly higher than asphalt.
  • Decking replacement: $75 to $120 per sheet if the old decking is rotted or water-damaged, priced in writing before tear-off begins.

The price moves based on roof complexity, slope, decking condition, and the Tamko line you choose. You’ll see your exact number before any work begins, never after. Call (903) 354-7802 for a free estimate on your San Antonio home.

Erik Lindgren grew up in Los Angeles and learned the trade through the construction technology program at Los Angeles Trade-Technical College before making his way to Texas. He and his crew have been working San Antonio roofs for years, from quiet Alamo Heights bungalows to larger homes out near Stone Oak, and he is still the one walking every estimate line by line with you.
