Boral Flashing Replacement: The San Antonio Owner’s Guide
We keep Boral-compatible flashing replacement parts on our trucks and install them throughout San Antonio, typically between $380 and $850 depending on the flashing type, roof pitch, and how much of the surrounding Boral material needs to be lifted. In most cases, we can have the new flashing cut, bent, and sealed the same day. The usual discovery is a brown stain creeping across a ceiling, or a roofer’s note from an inspection that the flashing has pulled away from a chimney, sidewall, or valley.
Flashing is the quiet part of a Boral roof system. It’s not the part you show off, but it’s the part that decides whether water goes where it should. In San Antonio, where May thunderstorms hit hard and July sun bakes every seam, flashing takes a beating that tile and slate never feel directly. When it fails, it fails slowly at first, then all at once. This guide tells you what to check, what it costs, and how we handle the job from ladder to clean-up photo.
Which Boral Models This Applies To
The flashing we replace sits alongside Boral concrete and clay roof tile, as well as Boral Steel and the older Boral Metal Systems line. The flashing itself is not branded Boral. It’s cut from coil stock, galvanized steel, copper, or aluminum, and matched to the profile and color context of your specific Boral product. What matters is the material, gauge, and bend pattern, because a generic step flashing that’s fine on a comp shingle roof will not hold up under Boral’s heavier profiles.
There’s a compatibility gotcha that matters a lot in San Antonio: Boral tile profiles vary in thickness from about 3/8 inch to over 1 inch depending on the series. The flashing needs enough vertical rise behind the sidewall or chimney to clear that profile plus a two-inch minimum upstand, or water wicks behind the flashing instead of over it. We measure the actual profile thickness on your roof before we cut anything. We also carry OEM-equivalent stock from multiple suppliers, because the raw material choice depends on whether you’re near a salt-adjacent moisture source, what the original crew installed, and what your Boral product specifically needs. If you still have the original paperwork, that helps. If not, we identify it from the tile’s underside stamp and the profile shape.

Signs Your Boral Flashing Replacement Is Failing
- Water stains on ceilings or upper walls after a hard rain. This usually means step flashing has separated from the sidewall or the Boral tile has shifted and exposed a seam. The stain is the last symptom in a chain that started months ago.
- Daylight visible from inside the attic at a wall or chimney junction. If you can see light, water has a path. Flashing that has pulled away from the structure lets both in.
- Cracked or peeling sealant at flashing edges. San Antonio’s UV load hardens sealant fast. Once it cracks, the metal underneath starts moving with every thermal cycle, and movement is what kills flashing.
- Rust streaks on visible metal flashing. Galvanized flashing in Texas weather has a real lifespan, typically 15 to 25 years depending on exposure. Rust streaks mean the protective coating is gone and the metal itself is thinning.
- Granite or concrete tile that has shifted out of position. When Boral tile moves, the flashing that was lapped under it gets exposed or bent. The tile doesn’t fail, but the joint around it does.

AfterReplacement Cost & What’s Included
Most Boral flashing replacement jobs in San Antonio land between $380 and $850 fully installed, with the exact number written on your estimate before we start. Simple step flashing along a short sidewall runs toward the lower end. Chimney flashing, valley replacement, or anything involving copper stock and difficult access runs higher.
Here’s what the range covers in the San Antonio market:
- Step flashing replacement (single sidewall): $380 – $550
- Chimney flashing repair with new counterflashing: $520 – $850
- Valley flashing replacement under Boral tile: $600 – $850
- Copper flashing for accent sections: $75 – $120 per linear foot installed
The spread comes from three things: how much tile we have to lift and reset, whether we need a second person for safe access, and the metal stock you choose. We always give you a written line-item number before work begins, so you’re not guessing and we’re not surprising you at the end. Every replacement carries our 365-Day Done Right Promise. If it’s not right, we come back and make it right.
DIY or Call Us?
You can absolutely inspect your own flashing from the ground or from inside the attic. Look for the symptoms above. What you should not do, in our opinion, is climb onto a Boral roof in San Antonio heat, lift tile that’s been sitting in the sun, and try to reseal or re-bend flashing yourself. Tile roofs are unsteady underfoot if you don’t know the load points, and a Boral tile that slips while you’re handling it falls hard. That’s a risk to you, to the tile below, and to whatever is underneath.
If you find something that looks off, call (903) 354-7802. We’ll take a look, tell you what we found, and put a number on it in writing before anyone picks up a tool.
FAQs
Galvanized flashing typically lasts 15 to 25 years here, while copper can go 50 or more. The San Antonio heat accelerates sealant breakdown, which shortens the effective life even when the metal itself is still sound. Call (903) 354-7802 if you want us to check yours.
Sometimes a short section of step flashing can be re-secured and resealed if the surrounding metal is still in good shape, but patching is a temporary fix on a roof system designed to shed water for decades. We’ll tell you honestly whether a repair buys you time or just delays the inevitable.
Most Boral flashing replacements on a San Antonio home take between three and six hours, depending on how much tile needs to be lifted and reset. We schedule around your family’s routine and clean up fully before we leave, including the clean-up photo.
We stock common flashing stock and profiles on our trucks, including galvanized and aluminum coil, pre-bent step flashing, and copper for accent work. If your Boral profile needs a custom bend, we cut and form it on site or at the shop same day.
