GAF Roof Replacement in San Antonio: What to Know First

GAF roof replacement in San Antonio typically runs $11,500 to $19,800 for a full tear-off and architectural shingle install on an average 1,800 to 2,400 square foot home, with most jobs completed in 2 to 4 days. We’re an independent GAF service provider, not a GAF-authorized installer, which means we recommend what’s right for your house even when that means a different brand for one section. This page is for San Antonio homeowners who already have GAF shingles, know how they’ve performed through Texas heat and hail, and want straight answers before the first shingle comes off. Call (903) 354-7802 and Erik or a crew lead will walk you through what we’re seeing on GAF roofs across San Antonio right now.

How GAF Products Fail – and How We Fix Them

  • Timberline HDZ sealant delamination in the San Antonio heat. The Dura Grip adhesive strip on Timberline HDZ shingles can slowly lose tack after 12 to 15 years of San Antonio summers, when attic temperatures push past 140°F day after day. We see shingles that look fine from the ground but lift with a gentle hand test along the southeast exposure. The fix is a full replacement, not a reseal, because once the sealant has oxidized across most of the roof, patch work buys a season at best.
  • Timberline UHDZ granule loss on low-slope sections. UHDZ shingles are thicker, which makes them heavier, and on San Antonio homes with 3:12 or 4:12 pitches the water tends to linger longer before it runs off. That extra soak time scrubs granules into the valley flashing faster than we see on steeper homes in Alamo Heights. We catch this during inspection and usually recommend upgrading the underlayment and valley metal, not just the shingles.
  • Royal Sovereign cupping on older San Antonio builds. Royal Sovereign is GAF’s 3-tab economy line, and homes built in the 1990s and early 2000s across Castle Hills and Terrell Heights have a lot of it still hanging on. The shingles curl at the corners as the asphalt dries out, and once cupping is visible from the driveway, the roof has already lost most of its wind resistance. Replacement with an architectural line adds decades of life and eliminates the cupping pattern entirely.
  • Decking rot under GAF shingles after recurring hail-patch jobs. San Antonio sees enough hail that many GAF roofs carry a patchwork of repairs from past storms, and each repair is a seam. Water finds seams first. We routinely find OSB rot under older GAF roofs where a previous contractor replaced shingles but never checked what was happening underneath. On every GAF replacement, we pull back sections of the decking and show you what we find before anything gets covered back up.
  • Starter strip errors on builder-installed GAF roofs. Production builders put up thousands of GAF roofs in Helotes, Schertz, and the far west side, and the starter course is where we see corners cut. Missing or misaligned starter shingles let wind get under the first row, and you’ll see it as a wavy drip edge or shingles that break at the gutter line. Our crews cut fresh starter on every replacement and we check it before the field shingles go down.

Our GAF Roof Replacement Process

  1. 1
The call. You reach a live person at (903) 354-7802. We set a time that works around school pickups, dogs, and shifts, and we show up with a written, line-by-line scope.
  2. 2
The walkthrough. Erik Lindgren or a crew lead gets on the roof and into the attic. We look at what failed, what’s holding, and what the decking says about moisture. We show you photos before we ask for a decision.
  3. 3
The written price. We hand you a dollar number, itemized, before any work begins. No allowances, no “we’ll see once we open it up.” If we find hidden damage mid-job, we stop and show you. You approve before we proceed.
  4. 4
Parts and shingles decision. We stock or order genuine GAF Timberline shingles and GAF accessory products where they matter, like Cobra Ridge Vent and Pro-Start starter strips. Where a quality aftermarket underlayment outperforms OEM at a better price, we tell you and let you choose.
  5. 5
The replacement. Tear-off, decking inspection and replacement as needed, water-and-ice shield at eaves and valleys, synthetic underlayment, starter course, field shingles, ridge vent. Shoe covers at the door, drop cloths through the hallway, debris cleared and photographed before we leave.
  6. 6
The walk-through and the promise. We walk the roof with you if you want, show you the finished work, and hand you the close-out photo of the clean-up. Every GAF replacement we install carries the 365-Day Done Right Promise in writing.

What GAF Roof Replacement Costs in San Antonio

Here’s what we see on real San Antonio jobs, updated for 2026 materials pricing and local labor rates. These are line-item ranges, not quote-the-moon numbers.

Scenario Typical Range
GAF Timberline HDZ full replacement, single-story 1,600 sq ft $9,800 – $13,400
GAF Timberline UHDZ full replacement, two-story 2,400 sq ft $15,200 – $19,800
Roof decking replacement (per 4×8 sheet, moderate rot) $85 – $140 per sheet installed
Full tear-off with new underlayment, no shingle grade change Adds $2,800 – $4,100
Ridge vent replacement (Cobra Ridge Vent) $650 – $1,100

What moves the price: roof pitch (steep roofs take longer and cost more per square), two-story homes, decking rot, and whether the old roof has multiple layers to tear off. What doesn’t move the price: our guarantee. The 365-Day Done Right Promise is on every job, no premium line item. Call (903) 354-7802 and we’ll give you a real number to look at, on paper, before you decide anything.

Why San Antonio Homeowners Call Birchbark Roofing San Antonio for GAF Work

We’re part of the Cedarwell family of roofing companies, and we’ve been doing this since 2000. Every GAF roof replacement we install carries a written price before work starts, background-checked and uniformed technicians on site, and a clean-up photo before the crew pulls out of the driveway. Erik Lindgren learned the trade through the construction technology program at Los Angeles Trade-Technical College, and he’s been on San Antonio roofs long enough to know what a Texas July does to shingle adhesive. If your GAF roof has failed and the fix turns out better with Owens Corning or CertainTeed in one section, we’ll say so, because we work with all three brands and we’d rather install the right roof than the familiar one. The C.A.R.E. values are what you can expect on every job: Clean up like it’s our own home, Ask before we move or touch anything, Respect the family’s time and quiet hours, and Explain the price before the work.
